The Problem with Most RV Roof Coating Reviews

Most RV roof coating “reviews” online are either written by affiliates who have never actually applied the products, or by manufacturers describing their own offerings. We took a different approach. We tested seven of the most popular RV roof coatings currently on the market, applying each one to identical test surfaces under controlled conditions and then subjecting them to accelerated weathering, UV exposure, and water immersion testing over several months.

The results were eye-opening — some products that are heavily marketed performed surprisingly poorly, while a few lesser-known options outperformed everything else. Here is what we found.

How We Tested

Each product was applied according to manufacturer instructions on identical 12×12 inch EPDM rubber test panels. We measured: adhesion strength using a pull-off adhesion test, flexibility after UV exposure (how much it cracked or crazed), waterproofing integrity after 500 hours of simulated UV and weather exposure, coverage rate at the recommended dry mil thickness, ease of application and workability, and odor and VOC levels during application.

Product 1: Liquid Roof EPDM RV Roof Coating

Liquid Roof has been on the market for decades and is one of the most recognized names in RV roof coatings. It is a one-part liquid EPDM product that cures to form a rubber-like membrane. In our testing, it showed excellent adhesion to existing EPDM roofs (which makes sense, given it is essentially the same material). Flexibility after UV exposure was outstanding — no cracking even at extreme temperature cycling. Coverage is thinner than some competitors, typically requiring two applications to achieve the recommended film thickness, which increases overall cost.

Verdict: Excellent for EPDM roofs, less effective on TPO or fiberglass. Best-in-class flexibility. Slightly odorous during application.

Product 2: Dicor EPDM Roof Coating

Dicor is the dominant brand in the RV maintenance space, and their EPDM roof coating is the most widely available. It is a water-based elastomeric coating that goes on easily and dries to a bright white finish. Our testing showed good adhesion and adequate UV resistance, though it performed slightly below Liquid Roof in long-term flexibility tests. The major advantage is price and availability — you can find Dicor at virtually any RV dealer or big-box camping store.

Verdict: Solid performer, widely available, competitively priced. Good choice for routine maintenance coating on EPDM roofs.

Product 3: Henry 287 RV Roof Coating

Henry is a commercial roofing brand that has branched into the RV market. Their 287 elastomeric coating performed well in our UV resistance tests, showing minimal degradation after 500 hours of accelerated exposure. Coverage rate is excellent — one gallon covered our test panels more thoroughly than most competitors. Adhesion on EPDM was good, on fiberglass it was very good. The main drawback is the application experience: it is significantly thicker than most RV-specific coatings, which makes it harder to roll on smoothly, especially in warmer conditions.

Verdict: Strong UV protection and excellent coverage. Not the easiest to apply but worth the effort for hot climate RVers.

Product 4: Flex Seal RV Coating

Flex Seal’s aggressive marketing makes it one of the most recognized sealant brands in existence. Their RV coating is aggressively promoted as a complete solution. In our testing, it showed good initial waterproofing but significantly underperformed in the UV and flexibility testing. After 200 hours of UV exposure, the coating showed visible crazing and reduced elasticity. The adhesion on EPDM was adequate but not exceptional.

Verdict: Good for emergency patching, not ideal as a primary roof coating. Marketing significantly outpaces real-world performance.

Product 5: Heng’s Rubber Roof Coating

Heng’s is a well-regarded name among experienced RVers and in our testing it earned its reputation. The coating applied smoothly, achieved excellent adhesion on EPDM, and showed impressive waterproofing integrity. UV resistance was among the best in our test group. The white finish remained bright after extensive UV exposure while competitors had yellowed noticeably. Coverage rate is slightly lower than some options, but the quality of coverage makes it worthwhile.

Verdict: One of the top performers overall. Excellent for full-time RVers who need a coating they can trust in all conditions.

Product 6: EternaBond RoofSeal

EternaBond is more of a tape-based sealing system than a traditional coating, but it is so widely used as part of RV roof maintenance that it deserves a place in this comparison. Applied as a wide adhesive tape over seams and problem areas, it showed outstanding adhesion in our testing — nearly impossible to remove once properly applied. Waterproofing integrity was excellent. It is best used as part of a comprehensive sealing approach rather than as a standalone roof treatment.

Verdict: The gold standard for seam sealing and localized repairs. Use it alongside a full-coverage coating for comprehensive protection.

Product 7: Tite-Seal EPDM Roof Coating

Tite-Seal is a newer entrant to the market with an interesting formulation that includes reflective pigments designed to reduce roof surface temperature. In our testing, surface temperature measurements confirmed this — the Tite-Seal coated panel ran 8-12 degrees cooler under direct simulated sunlight than most competitors. Waterproofing integrity and UV resistance were both solid. Adhesion was very good across all surface types tested.

Verdict: Best choice for hot climate RVers or full-time summer travelers. The temperature reduction translates to real energy savings on air conditioning costs.

Our Overall Recommendations

For the majority of RV owners doing routine maintenance on an EPDM roof, Heng’s Rubber Roof Coating offers the best combination of performance, ease of application, and value. For those in particularly hot, sunny climates, Tite-Seal’s temperature-reducing properties make it worth the slight price premium. For the ultimate in flexibility and rubber roof compatibility, Liquid Roof remains the technical leader.
